Planning a Summer Remodel in Seattle: What Homeowners Should Decide in April
If you've been saying "we should really do something about that kitchen" since January, April is your wake-up call.
Summer is the most popular time for home remodeling in Seattle. The weather cooperates, the days are long, and there's finally a reason to open the windows while work gets done. But summer remodels don't start in June. They start right now, in April, with a series of decisions that will determine whether you spend the fall in a beautifully renovated space or still staring at a Pinterest board, overwhelmed with all your great ideas.
Here's what Seattle homeowners who plan ahead are deciding this month, and why it matters.
1. Clarify What You Actually Want (Not Just What Looks Good on Instagram)

Before you start reaching out to remodeling companies or asking for pricing, get clear on the *why* behind your project. Are you remodeling because your kitchen layout genuinely doesn't work for how your family lives? Because your bathroom feels dated and it's affecting how you feel at home? Because you want to age in place and need functional changes?
Your answer shapes everything: the project scope, the investment range, the material selections, and the build schedule.
A good Design Stage starts with understanding how you use your space today and how you want to use it in the future. That means thinking beyond aesthetics. It means asking: where do things break down? What do I wish worked differently? What would make mornings easier?

If you haven't had that conversation yet, whether with yourself, your partner, or a design professional, April is the time to have it. Good remodeling teams book out weeks or even months in advance for summer projects. The clearer you are on what you want, the faster you can move.
2. Get Honest About Your Budget Before You Fall in Love with Anything

Here's a mistake we see often. Clients start browsing materials, fall in love with a particular tile or countertop, and then try to build a budget backward from a finished vision. In our opinion, that's a very stressful way to go about this.
Instead, anchor your project to a realistic investment range first. In Seattle, a bathroom remodel typically starts in the $110,000 to $145,000 range for a high-quality renovation. Kitchens run a bit higher. Once you have a real number in mind, your design choices become easier because you know what's in play and what isn't.
April is also a good time to explore financing if that's part of your plan. Home equity lines of credit, renovation loans, and other options all take time to set up. Getting that sorted now means you're not scrambling when it's time to sign a Fixed-Price Build Agreement.
A well-planned project with a clear investment range almost always delivers more satisfaction than one where the budget was never really settled. Cutting corners on the front end tends to lead to regret on the back end.
3. Understand the Timeline (Hint: Summer Doesn't Mean "Start Whenever")

When clients say they want a summer remodel, they usually mean they want a finished project by fall. That's a completely reasonable goal, but only if you begin now. Here's a rough look at what a realistic summer project timeline actually involves:
-
April: Schedule your Initial Brief Virtual Meeting, Discovery Meeting, and sign the agreement to proceed
-
May: Design Stage begins, Floor Plans are created, revised then finalized
-
June: Your Design Style is determined, selection showroom visits happen, material selections are confirmed, and your investment range is refined
-
July: Planning Stage begins, trade partners are coordinated, permits pulled, project scope finalized, and Fixed-Price Build Agreement is presented
-
August: Build Stage begins - pre-build, framing and exterior begins!
-
Late September through October: Depending on your project scope, this when we could be handling the Substantial Completion and Warranty Stage begins
Starting the process in April gives your project the runway it needs to actually finish when you want it to.
4. Look for a Remodeling Process That Includes a Real Planning Stage

Here's something worth asking any remodeling company you talk to: what happens between the Design Stage and the day the Build Stage starts?
For a lot of companies, the answer is, "not much." Designs get approved, a start date gets put on the calendar, and then everyone figures the rest out as they go. That's where projects run into trouble (and that's truly our worst nightmare).
At IHR, we do things differently. Before the Build Stage ever begins, every project goes through a dedicated Planning Stage. This is where site plans drawings get finalized, permits get pulled (if necessary), the project scope and design get locked in, and the full Build Schedule gets built out. Every trade partner is lined up and scheduled. Every material is ordered and accounted for. The people doing the work have reviewed the plans with us before they ever set foot in your home.
The Planning Stage is what allows us to give you a Set Schedule before construction begins. We will never give you a rough estimate. We do not operate under the notion of "we'll know more once we get started." We plan ahead of time to give you a real, week-by-week schedule that tells you exactly what is happening at your house and when it is happening.
That matters a lot in summer. If you know your kitchen demo starts August 6th, framing wraps the week of August 22nd, and cabinet installation is scheduled for the second week of September, you can actually plan around it. You know when to set up the temporary kitchen, when to work from home, and when you can take that two-week vacation without worrying about anything.
A Set Schedule also means the people doing the work stay on track. When everyone, including trade partners and our team members, knows exactly when their window is and what comes before and after them, there's no waiting around and no gaps. The Build Stage moves the way it should.
When you're comparing remodeling companies, this is one of the most important questions you can ask. Do you provide a Set Schedule before the Build Stage begins? A company that can answer yes, and show you what that looks like, is a company that has actually done the work to earn that answer.
5. Choose Your Remodeling Team Carefully (The Lowest Bid Rarely Tells the Full Story)

April is also the time to start evaluating remodeling companies seriously, and to understand that the right team isn't always the one with the lowest price.
In the Seattle area, experienced remodeling teams with strong portfolios and a structured process book up quickly for summer. If you wait until June to start asking around, you may find that your top choices aren't available until the fall or early next year.
When you're comparing companies, look beyond price. Ask about their design process and how they communicate during the entire process, but especially during the Build Stage. Ask whether they provide a Set Schedule before construction begins, and if they provide a Fixed-Price Build Agreement. Ask to see completed projects in your neighborhood. Talk to past clients if you can.
The right remodeling partner helps you make better decisions, avoid costly mistakes, and end up with a result you genuinely love.
6. Think Through What Summer Disruption Actually Looks Like for Your Household

This is a decision clients often put off longer than they should: figuring out where they'll be and how they'll function during the Build Stage.
A kitchen remodel means weeks without a functional cooking space. A bathroom remodel might mean one fewer bathroom for everyone in the house. In summer, that can intersect with kids being home from school, out-of-town guests, or outdoor entertaining you had already planned.
This is another place where having a Set Schedule in hand before the Build Stage begins makes a real difference. When you know the actual week-by-week sequence of work, you can make real plans around it rather than just bracing for the unknown. You can decide when to set up a temporary cooking space, coordinate around a family trip, or let the neighbors know what to expect.
It's worth thinking through the logistics now:
-
Will you stay in the home during the remodel, or does a temporary rental make more sense? See also: Do I Need to Move Out to Remodel? Where to Live During Your Renovation
-
Is there a vacation or family event the build schedule needs to work around? See also: Can I travel and remodel at the same time?" Timing a home renovation in your life
-
Are there spaces or functions that need to stay operational throughout?
When your remodeling team knows these constraints from the beginning, and has a real Planning Stage behind them, they can build a schedule that actually accounts for your life, not just the work. And also, handles the entire process so you can live your life while your remodel is happening.
